Our goal is to guide through the transaction, to anticipate issues in advance that could impact your closing, simplify the process, and reduce the stress often associated with this experience.
As the Seller’s attorney, we will:
- Prepare the contract of sale
- Assist to resolve title and inspection issues
- Assist to obtain necessary mortgage payoffs and/or satisfaction of liens
- Prepare the closing statement and other closing documents
- Represent you at the closing
You will need to provide us with a copy of your deed, prior title insurance policy, survey, tax bills, and mortgage information.
As the Purchaser’s attorney, we will:
- Review the contract of sale with you, and modify the contract, where appropriate
- Obtain a title report and review and advise you regarding title issues
- Communicate with your real estate broker, lender, appraiser, surveyor, and the title company
- Prepare the closing statement
- Represent you at the closing
- Review closing papers, loan documents, deed, and transfer documents with you
